Workspace decisions
Furnished vs Unfurnished Offices in Karen
Balance the convenience of an equipped office with the freedom to create your own workspace.
What does furnished actually include?
Ask for an itemized inventory. Desks and chairs do not automatically mean that meeting-room furniture, reception facilities, internet or office equipment are included. Inspect the condition of each item and agree who handles repairs and replacement.
When a furnished office may fit
An equipped space can simplify a move when the existing layout works for your team. Compare the workstation count with your needs, check whether furniture can be moved and ask what must stay when your tenancy ends. Convenience is most useful when the space matches your workflow.
When an unfurnished office may fit
Unfurnished premises give you more scope to choose your furniture and layout. Allow time and budget for procurement, installation and any approved alterations. Discuss fit-out access, permitted works and reinstatement obligations before planning changes.
Serviced is a separate question
Furnished describes what is in the space; serviced describes the services provided. A furnished office may still require separate internet, cleaning and utility contracts. Ask the agent to list the service package and any usage limits or extra charges.
Compare the full commitment
Prepare two budgets covering the period you expect to occupy the office. Include rent, services, furniture, setup, maintenance and moving costs. Consider what happens if your headcount changes, and confirm the notice and renewal terms with your adviser.
